Steps to Buying a Home

Hire a Real Estate Professional
A New York State Real Estate professional can help you find your dream home and fine-tune your financial expectations.  Working with a buyer's agent is worth consideration (this means he or she is legally responsible for representing the buyer's interest in a real estate transaction).  Before making a decision, however, have a Realtor® explain the pros and cons of using a buyers agent vs. a sales agent or dual agent.  When choosing a real estate professional your two main goals should be to determine an agent's qualifications to assist you, and to find someone that you feel comfortable with - they will potentially be handling one of the biggest financial transactions of your life.  We hope that as you move through this process, you will choose an ERA Team VP real estate professional to guide you.

Decide What You Want
The best way to do this is to create a prioritized list of features and amenities that are important to you.  This list should serve as your guide to searching for a new home, keeping in mind that the home you eventually purchase might not include every feature on your list.  Three important factors to consider in your search are location, personal tastes and budget.  An ERA Team VP real estate professional can provide a wealth of information on community characteristics including schools, shopping, dining and other neighborhood features that will play an important part in your final decision.

Determine What You Can Afford
Once you have made your prioritized list, it's time to decide how much property you can afford.  There are many things that factor into what you can afford: income, credit rating, current monthly expenses, down payment and interest rate.  An ERA Team VP Realtor® can provide you with many different calculators to help you determine what price range will fit comfortably within your budget.

Shop Mortgage Rates and Terms
A difference of even half a percentage point can make a huge difference in how much you pay over the life of a loan.  For example, the difference in the monthly payment on a $100,000 mortgage at 8% vs. 7.5% is about $35 per month.  Over 30 years that is a difference of $12,600.

Pre-Qualify For a Loan
When you pre-qualify for a loan, you will solidify the amount that you can afford to spend.  It allows you to move swiftly when you find the right home, especially when there are other interested buyers.  It also indicates to the seller that you are serious and really can afford to buy the property.

Shop for a Home
Now that you have an idea of the area you would like to live in and how much you can afford, you can start your search for a new home.  To help you simplify the process as much as possible, your ERA Team VP Realtor® can set you up on a feed to automatically notify you as soon as a new listing becomes available which matches your search criteria and is within your price range!  Once you see a few homes that you like, you should begin to visit homes in person.  Your ERA Team VP Realtor® can arrange showings for you, let you know when open houses occur in your preferred area and price range, and keep track of the properties you've seen.

Rate the Houses You Tour
After touring each home, write down what you liked and didn't like.  You will love many of the homes that you encounter in Chautauqua County or Cattaraugus County, but you will need to narrow down the field.  Develop a rating system that will help you.  For example, pick the house you like best on day one and compare all other houses to it.  When you find one that you like even more, use your new favorite as your standard.

Make an Offer
Once you've pinpointed the home you love, you will need to make an offer.  It's time to get serious about the financial and contractual side of the purchase.  Your ERA Team VP Realtor® will be a strong advantage to you at this point of the process since you and the seller have different goals.  We will guide you through the contract and negotiations.

Arrange for a Home Inspection
Once your offer is accepted you will need to set up a home inspection.  It is common to find problems such as leaky roofs, cracked walls, insect infestation or foundation issues.  It is important not to become discouraged if any of these problems are discovered during the home inspection.  Your ERA Team VP Realtor® can help you find a reputable inspector and will negotiate to get you the most for your money once the inspector's report is final.  If you negotiate repairs as part of the purchase ask for a "walk through" before finalizing the paperwork.  Ask your real estate expert about home protection plans, which may save you money in the future.

The Final Closing
Before you arrive at the final closing you should make sure that all the necessary paperwork and deposits have been completed and forwarded to the appropriate parties (this includes the mortgage, title, homeowners insurance and any other paperwork required by local or state governments).  Missing or incomplete information can delay the closing, so it is imperative that everything is done prior to your closing date.  Once all of the paperwork is completed and signed, you own the house!

Prepare for Life in Your New Home
Before rolling out the welcome mat, consider some moving basics: arrange for an alarm company; turn on the electricity, water and gas; clean or replace the carpet and notify your local post office of your new address.  The best time for renovations is often before you move in.
